purely informative document about the ownership of a property, <\/strong>as well as its charges and encumbrances.<\/p>\n<h4><span style=\"color: #009394;\"><strong>How can we get the nota simple?<\/strong><\/span><\/h4>\n<ul>\n<li>Go to\u00a0 <a href=\"https:\/\/www.registradores.org\" target=\"_blank\" rel=\"noopener\">https:\/\/www.registradores.org<\/a><\/li>\n<li>Go to the menu and <strong>click on &#8220;Registro&#8221; and then on &#8220;Registro de la Propiedad&#8221;.<\/strong><\/li>\n<li>Click on &#8220;<strong>Nota Simple de una Finca<\/strong>&#8220;.<\/li>\n<li>Select the<strong> type of search<\/strong> that we are going to select to find the plot or property for which we want the information.<\/li>\n<\/ul>\n<p>There are 4 options to obtain the Nota Simple:<\/p>\n<ul>\n<li>By <strong>CRU\/IDUFIR<\/strong> (Unique Registry Code, formerly IDUFIR &#8211; unique identifier of registry property).<\/li>\n<li>By being the <strong>current owner<\/strong><\/li>\n<li>By means of <strong>registry data<\/strong><\/li>\n<li>By providing <strong>other data.<\/strong><\/li>\n<\/ul>\n<p>After these steps we will have to pay 9,02\u20ac to obtain this information, and within 48-72 working hours we will receive the nota simple with the following information.<\/p>\n<h3><span class=\"ez-toc-section\" Certificate?<\/span><span class=\"ez-toc-section-end\"><\/span><\/h3>\n<h4><span style=\"color: #009394;\">What is the registration certificate?<\/span><\/h4>\n<p>It is a<strong> public document that is signed by the registrar and that attests to the content of the register<\/strong>. It is the ONLY document that could legally give us rights before third parties, individuals, legal entities, public bodies, courts and institutions.
